We provide design services to architects, owners, and contractors for commercial swimming pool projects throughout the United States. Public or private use, recreation and competition swimming pools at high schools, colleges, waterparks, municipal community pools, resort facilities, hotels and multi-unit residential properties; we have experience in all the above, whether the facility is above grade or in-ground, pools, spas, spray pads, water features and water elements.
In addition to standalone design services we also provide integrated services for design-build and design-bid-build project delivery methods. Our commitment to coordination of design and construction separates us from traditional aquatic design firms.
Our aquatic design group has completed projects worth more than $200M in construction value and we are licensed in over 40 states.
At Landmark Aquatic, we begin by closely collaborating with stakeholders to determine the desired aquatic program and features. Our 50+ years of experience working with K-12 schools, universities, municipalities, hospitality venues, developers, and contractors gives us unique insight into the specific needs of each user group. We excel at blending competitive, recreational, and therapeutic elements while adhering to defined budgets for pools, spas, spray pads, and water features. Our expertise in aquatic design, construction, and management allows us to provide realistic overall project cost estimates, not just engineering estimates. By the end of this phase, we deliver solid design concepts and accurate cost projections based on the stakeholder’s defined program and equipment preferences.
Once preliminary designs and concepts are developed, we coordinate extensively with the project team to determine architectural, mechanical, electrical, plumbing, structural, civil, and life safety requirements. Our engineering, construction, and service staff have designed, built, and managed thousands of facilities nationwide. This experience allows us to accurately assess the space needed for pool and related equipment, maximizing room for other programmatic areas while ensuring ease of operation for facility managers. We work closely with the project design team to harmonize all aspects of the design documents.
In this phase, we refine and finalize the aquatic program. We determine the specific competitive, recreational, and therapeutic features, and establish equipment room requirements. Our team finalizes hydraulics and aquatic equipment specifications, ensuring seamless coordination with other project elements. We provide solid construction estimates based on the current design, enabling stakeholders to make informed decisions as we move into the construction document phase. Our expertise helps minimize costly design changes later in the process.
The Design team with support of the construction staff will support the client with any requests for information or substitution and assist contractors. The experience of the Landmark Aquatic team submitting 1000s of aquatic bids provides the design and construction team the assurance in providing the most economical bids.
Sealed plans and specifications are provided to the Authorities having jurisdiction in order to receive the appropriate construction permits. Landmark Aquatic’ extensive experience and relationships with the health departments across the country ensure a timely and efficient process to prevent delays in construction timelines.
The details and finalization of aquatic drawings and specifications are submitted and coordinated for bidding and permitting. Plans, sections and details are provided with interfaces to respective design disciplines. With the support of our Construction and Service platforms, ease and ability of constructability and operation of the facility, the design package provides the stakeholders with the most affordable and economical solution. A final construction cost based on the most current material and local labor costs provides no-surprises on bid day.
